Created by the Texas Department of Housing and Community Affairs, the Texas Mortgage Credit Program (MCC) helps make ownership of new and existing home more affordable for the residents of Texas. MCC was developed for individuals and families of low to moderate-income, especially for first time home buyers.
 
The mortgage credit certificate issued allows the homebuyer to claim a tax credit for some portion of the mortgage interest paid per year. Therefore, the mortgage credit certificate is a dollar for dollar reduction against the homebuyer’s federal tax liability. It is important to note that the MCC is a non-refundable tax credit, which means that the homebuyer must have a tax liability in order to take advantage of the tax credit.
 

Texas Veteran’s Mortgage Credit Program

 
The Texas Veteran’s Mortgage Credit Program was developed to provide those who served our country an opportunity to save. The Texas Veteran’s Mortgage Credit Program is part of the Texas Mortgage Credit Program and is nearly identical to the MCC program except for one thing. Veteran’s that served in active duty, were honorably discharged as evidenced by Form DD-214 and who have not previously had a mortgage financed through a mortgage revenue bond program, are exempt from the first time homebuyer requirement.
 

Criteria for Eligibility

 
To qualify for the Mortgage Credit Certificate (MCC):
 

  • The purchase price of the home cannot exceed = $258,690
  •  

  • Homebuyers must not have owned their primary residence in the last three years
  •  

  • Their income cannot exceed:
